Matterport Pricing (2026): Plans, Hidden Costs & ROI

Short answer

As of October 2026, Matterport sells a free plan for trying 3D capture with a phone or 360 camera, a Professional plan priced by the number of active spaces (from $108/month for 10 spaces on monthly billing, or $90/month billed yearly, up to $698/month for 150 spaces), and custom Enterprise plans. The plan is only part of the cost: a Pro3 camera, a capture service or your own time, and per-space add-ons such as floor plans and file exports are extra. Prices are from Matterport's plans page.

How Matterport pricing breaks down

Matterport is a 3D-tour platform, and the headline price understates the real total.

Software plans (checked October 2026). The Professional plan includes 10 users, and its price scales with how many spaces (tours) you keep active at once:

Active spacesBilled monthlyBilled yearly (per month)
10$108$90
20$150$125
30$198$165
50$294$245
100$516$430
150$698$585

Plans for 200 or more spaces, and Enterprise, are quoted by sales. The free plan is for trying the product, with a very small number of active spaces.

Active spaces are the ongoing cost. Every live tour counts against your plan for as long as it stays active, so a tour you keep online after closing keeps using a slot. Archive tours you no longer need, or you'll end up paying for a bigger tier.

Capture hardware. You can scan with a phone or a supported 360 camera, but Matterport's own Pro3 LiDAR camera gives the best results. On its plans page, Matterport currently sells a "Pro3 Plus Package" at $1,995 (marked down from $4,495) when you commit to the 50-space Professional plan at $245 a month for 24 months. The other route is hiring a Matterport capture technician or a local 3D photographer per shoot.

Add-ons. Floor plans and file exports (CAD, BIM, E57 point clouds and others) carry additional charges per space, which Matterport notes on the plans page. Check the current rates in your account before quoting a client.

For an agent with a handful of listings at a time, the realistic all-in cost is the 10- or 20-space plan, plus capture (your camera or a hired shoot), plus floor plans if you want them.

Is a 3D tour worth it for every listing?

A 3D tour earns its cost on large, high-end or unusual homes where buyers want to understand the layout before they visit, on listings with many out-of-area buyers, and on commercial space. For a typical home, strong photos, a floor plan, a short listing video and virtual staging of the empty rooms cover what most buyers look at, for less ongoing cost. Many agents keep 3D tours for the listings that need them.

A lighter-weight visual stack

If the goal is making listings look their best rather than offering a walkable scan, the lighter stack is virtual staging, photo edits and a short listing video. SofaBrain covers that side with credits: virtual staging, decluttering and day to dusk cost 1 credit per photo, and a narrated, captioned listing video made from your photos costs 30 credits. A free account gets 3 credits; Studio is $59 a month for 100 credits (pricing). There's no camera to buy and no per-tour hosting slot. Label virtually staged photos and keep the originals (disclosure guide).

Frequently asked questions

How much does Matterport cost per month?

As of October 2026, the Professional plan starts at $108 a month for 10 active spaces on monthly billing, or $90 a month billed yearly, and rises with the number of spaces (for example $294 a month for 50 spaces, monthly). There is also a free plan for trying it out and custom Enterprise pricing. Check Matterport's plans page for current prices.

Why is Matterport more expensive than it looks?

The plan covers software and a set number of active tours. Capture hardware or a hired shoot, floor plans and file exports are extra, and every tour you keep online uses one of your plan's slots for as long as it stays active.

Do I need a Matterport camera?

No. Matterport supports capture with phones and compatible 360 cameras, and you can hire a capture technician instead. The Pro3 camera gives the most accurate scans and is sold as a discounted package when you commit to a larger Professional plan.

Do I need Matterport for every listing?

Usually not. 3D tours pay off most on large, high-end, unusual or commercial properties, and on listings where many buyers can't visit in person. For a typical home, photos, a floor plan, virtual staging and a short video cover most of what buyers look at.

What's a cheaper alternative to Matterport for listing visuals?

For presentation rather than a walkable scan, AI virtual staging, photo edits and a listing video made from your photos cover most homes without hardware or per-tour slots. SofaBrain charges 1 credit per photo edit and 30 credits per video, with 3 free credits on a new account.
