Where should I start?
Open the Welcome page. Tell us your role and what you’re working on (it’s optional and you can change it any time) and we’ll suggest a first step. There are six starting points:
- Listing video: start with a listing link or photos.
- Virtual staging: start with one room photo.
- Interior & exterior design: start with one photo of a room or exterior.
- Image & photo tools: choose a photo tool, then upload.
- Listing copy: start with photos and property details.
- Property API: explore the API offering and documentation.
Which tool should I use for a listing?
Use a listing video for social media and your listing page, virtual staging for empty rooms, photo tools for focused fixes such as decluttering, a new sky or a dusk exterior, and the listing writer for the property description. You can use any of them on the same property.
Do I need an account?
Yes. You sign in to create images, videos or listing copy. Enter your email and we’ll send you a sign-in link, or continue with Google. New accounts start with free credits, and no credit card is required.
Interior & exterior design studio
Redesign a room or an exterior from one photo and compare it with the original.
How do I redesign a room or an exterior?
Sign in and open the studio on the SofaBrain home page.
- Upload a photo of the space, or try a sample image.
- Choose Interior, Exterior or Commercial, then the room type.
- Pick a design style and a color palette.
- Choose a redesign type and generate.
Your results appear when they’re ready, and you can compare each one with your original photo.
What do the redesign types do?
Recommended is the default. Redecorate changes the existing space. Empty Room is for virtual staging. Change Color shows how a new color looks. Improve & Replace updates specific places. Sketch & Renders brings your ideas to life. Full to Empty turns a full room into an empty one. Furniture Staging puts a background around your furniture.
What are Fast Mode, Advanced, Style Mix and Pro Tools?
Fast Mode is for quick transformations. Advanced is for precise editing: paint over the part of the photo you want to change, then add new items, change a color or texture, or improve and replace what’s there. It also has Magic Erase for removing objects. Style Mix blends styles from your own inspiration images. Pro Tools gives you real estate presets such as virtual staging, decluttering, a kitchen refresh and curb appeal.
How do I take a photo that works well?
A good source photo makes the biggest difference:
- More room, more render: capture a wide image of the whole room. The more features, furniture and details you capture, the better your render.
- Bright rooms do better: make sure the image is bright and clear.
- Perspective matters: the more clearly defined your walls, furniture and floor, the better. Try multiple angles of the same room.

Are my renders public or private?
On a free account, renders are public. Private renders, high-quality output and custom prompts are Pro features, and on a paid plan new renders are private by default. Paid plans can also organize renders into projects.
How do I download a render?
Select Download on the render. You can download just the image, a version with a disclosure label and the original photo, a before-and-after side by side, or the render and the original as separate files. Downloads are part of paid plans; on a free account, Download shows you the plan options.

Which photo tools are there?
Every tool has its own page. Here they are by category:
- Listing Creation: AI Listing Description Writer.
- Staging: Virtual Staging Suite, Multi-View Staging, Declutter Pro, Room Purpose Converter, Magic Eraser.

How do I use a photo tool?
Open the tool and upload one JPG, PNG or WebP photo. Choose the options it offers, such as a style, a color palette or a room type, then generate. You’ll get several variations to compare with your original. On a paid plan, download the one you’ve reviewed or download them all; on a free account you’ll see the option to unlock downloads.
How does virtual staging work?
Upload a photo of an empty room to the Virtual Staging Suite, pick the room type and a style, and SofaBrain furnishes it. In the studio, choose the Empty Room redesign type for the same result.
Can I stage several photos of the same room?
Yes, with Multi-View Staging. Start with a wide shot and add overlapping angles. SofaBrain stages every photo with matching furniture and checks each angle for consistency. It needs a plan that includes it; if it’s locked on your account, the studio shows you the upgrade.
Do I need to disclose virtual staging?
Compare every result with the original photo, checking rooms, fixtures and structural details, and follow the disclosure requirements of your MLS and publishing platforms. When you download from the studio, you can add a disclosure label and include the original photo.
Listing videos
Turn listing photos into a branded video. Listing videos are in a limited release.
How is a listing video made?
Start with what you already have. You don’t need to shoot anything.
- Paste the listing link (Zillow, Redfin, your brokerage site…) or add your own photos: JPG, PNG, WebP, HEIC or a zip, or a public Dropbox or Google Drive link. You’ll confirm you’re allowed to use the photos.
- We bring in the photos and details, and you check them before anything is made.
- Pick a look. SofaBrain picks the strongest shots, puts them in an order that makes sense to buyers and adds camera motion, a voiceover, captions, music and your brand.
Can I choose the style and the voice?
Yes. A look sets the overall style. Which looks fit a home depends on its photos: some need more views of the property, and staging looks need a virtually staged room. In Settings you can choose the format, a narrator (Warm, Bright, Calm or Confident in US English, or a Spanish narrator) or no voiceover, and your captions and music. Save your logo, colors, fonts and agent details once in your brand kit and every video uses them.
Which formats do I get?
Vertical 9:16 for Reels, Stories and TikTok, and landscape 16:9 for YouTube, property websites and presentations. Your delivery pack also has 4:5 for feed posts, 1:1 square, and an unbranded version without your logo, agent card or QR code for the MLS and portals that don’t allow branding.
Do I need to review my video before it’s delivered?
No. Every moving scene is checked automatically against the photo it came from, and the finished video goes through our fair-housing wording, brand kit and staging checks before it’s delivered. There’s no review step to wait on. If something does need your eyes, such as a scene to compare with its photo or a phrase to check for fair housing, the studio asks you to confirm it first.
Can I leave the page while my video is being made?
Yes. Your video keeps going if you leave, and it will be waiting in your projects when it’s done.
How do I download and share my video?
When your video is delivered, open its delivery pack. Pick a format and select Download video to save the MP4. Captions and thumbnails are in the delivery pack too. The project link only opens for you while you’re signed in, so to share with buyers, download the video or publish its listing page.
Can I make more videos for the same listing?
Yes. From the delivery pack you can make a sound-off version, and versions for other moments of the listing, such as an open house, a price update or just sold. A moment version reuses the clips from your video.
What does a video cost?
Videos use SofaBrain credits. You see the exact price before anything is made, and credits are only charged for a finished video. If a video can’t be finished, the reserved credits come back.
How are virtual staging and AI handled in videos?
Staging videos start from the real room, keep the same viewpoint and label the furnishings as virtually staged on screen. You can also add AI labels to your videos from your brand settings.
Why can’t I create a video yet?
Listing videos are in a limited release, so video creation isn’t enabled on every account yet. You can still set up your listing, and your story is saved. Email us to ask about access.
Listing copy
Turn photos and property details into a description draft.
How do I write a listing description?
Open the AI Listing Writer and follow the steps: property type, listing status, property details, photos, features, location and optional contact details. Then choose a tone (Professional, Luxury, Friendly or Casual), a length (Short, Medium or Long) and a language (English, Spanish, French, German, Italian, Portuguese, Chinese or Japanese), and generate. Each description uses credits from your balance.
What can I do with the description?
Copy it, generate another version, or open its public listing page and copy the link to share. Read the draft carefully and edit it in your own words before you publish. Your earlier descriptions are under View All Listings.
Credits, plans & billing
How credits work, and how to change, cancel or get a refund.
How do credits work?
Credits pay for everything you create. A standard image render uses one credit, and more advanced operations, such as upscales, extra staging angles and videos, use more. Your account shows your remaining balance. When it reaches zero, anything that uses credits pauses until your monthly allocation refreshes at the start of your next billing cycle, or until you move to a larger plan.
How do I change or cancel my plan?
Go to your account page and choose Manage your subscription. Upgrade Plan and Cancel Plan open our secure billing portal, run by Stripe. Self-service plans without API access can be cancelled at any time, and cancellation takes effect at the end of the current billing period. Business API accounts must give written notice at least 30 calendar days before the renewal date, unless an Order Form says otherwise. Download anything you want to keep before your cancellation takes effect. When a paid plan ends, you lose its monthly credits and paid features such as private renders, projects and high-quality output.
What is your refund policy?
You are eligible for a full refund if (1) you ask within 7 days of your subscription purchase and (2) you have not generated any images. To request one, email us with your subscription details and the reason, and once we verify eligibility the refund goes back to your original payment method. If you bought through a third-party platform or reseller, their refund policy applies. Cancelling doesn’t refund unused time or credits, except where the law requires it. API
Add SofaBrain image and video tools to your own product.
Which plans include the API?
Premium and Business plans include API access, with an API allocation that’s separate from your regular monthly credits. The Pro plan doesn’t include API access.
How do I get my API key?
On your account page, the API Access card shows Get API Key when your plan includes the API. Send the key in the x-api-key header with every request, and keep it private.
What can I do with the API?
Create redesign and virtual staging jobs, and use the media endpoints for inpainting, upscaling, multi-view staging and short video clips. Jobs run in the background: poll the job’s status until it’s completed. The multi-view and property-description APIs are limited previews, so contact us before you build on them.
Account & sign-in
SofaBrain signs you in with an emailed link, no password needed.
How do I sign in?
Go to Sign in and enter your email. We’ll send you a sign-in link, and the same step creates your account if you’re new. Open the link on the same device to continue. You can also continue with Google.
My sign-in link doesn’t work
Sign-in links can expire or be used already. Mail apps like Gmail sometimes collapse our latest sign-in email into an older thread, so you may be clicking an expired link. Here’s how to fix it:
- Enter your email to receive a new link.
- Open the new email from SofaBrain.
- Scroll all the way down to the bottom of the email chain.
- Look for 3 dots or “expand” and click to expand the latest email.
- Click the link in that email to sign in.
